    What Are the Rules of RERA in Uttar Pradesh?

    The rules and regulations under Uttar Pradesh RERA are applicable for all ongoing and impending projects. In addition, the Real Estate Regulatory Authority (RERA) has been established in every state to track and adjudicate any disputes in line with the real estate projects of a particular project. The rules of RERA in UP are as follows -

    • It is compulsory for real estate projects to be registered under RERA, providing RERA officials with jurisdiction over projects. The authority can reject the registration of a project if RERA guidelines are not adhered to.
    • Both buyers and promoters will be charged and are liable to bear equal interest rates in case of any default.
    • Developers under RERA are instructed to sell properties depending on the carpet area.

    • Under RERA, a real estate agent, promoters or buyers can be stopped from continuing their activities in case a complaint has been lodged regarding the same.

    Here are the steps that will help promoters to register with UP RERA:

    Step 1: Go to the official website of UP RERA and select 'Registration.'

    Step 2: Click on ‘Promoter’ from the given options.

    Step 3: Provide necessary details and contact number in the given fields. Promoters will receive an OTP in registered mobile numbers. Enter OTP to authenticate contact details.

    Step 4: On entering the OTP, get forwarded to the registration page for promoters and enter promoter name, PAN card details, income tax details, contact number etc., to complete the registration process.

    Step 5: Finally, promoters must initiate registration fee payment to complete the registration and obtain the registration number.

    Extension of Nine Months for Completion of a Housing Project

    For housing projects whose registration expired on 31st December 2021, the UP RERA announced an extension of nine months. It is done to uplift the pandemic-hit real estate sectors and compensate for the delay in the project process caused during the pandemic. However, the extension of nine months is applicable for housing projects that fall under the NCR region. Housing projects that fall in the outer region of NCR will get an extension of six months.

    National Lok Adalat Organised on 10th July 2021

    UP RERA has arranged the National Lok Adalat under the State Legal Services Authority with the intention of addressing buyers' grievances. It was held via an online platform on account of the pandemic situation.

    A Request by Developers Regarding Time Expansion for Project Completion

    Developers requested the officials of UP RERA for an extension of 12 months in order to complete the projects which were delayed due to the second wave of the pandemic.
