    The Government of India set up a local Municipal body to ensure better administration of a particular area.

    Such entities are also responsible for collecting revenues from the residents of that region or city through property tax. 

    Bruhat Bengaluru Mahanagara Palike (BBMP) is the state municipal body that accepts BBMP tax payments from all property owners of this city.

    The fund is utilised to maintain and improve civic bodies such as cleaning localities, beautification of city, repair roads, etc. 

    What is BBMP Property Tax?

    Bangalore property tax is a means to raise revenue from the property owners of the state to provide better infrastructure and elevate living conditions.

    Every state levies a certain property tax on all “real” or tangible assets, including commercial, residential and rented out property. 

    Every year, property owners need to pay their allotted BBMP house tax within the due day. Failure to pay this tax attracts penalty charges on the due amount and imprisonment in some extreme cases. 

    To avoid such a situation, let’s learn about BBMP tax calculation. 

    How Is BBMP Tax Calculated?

    Different calculation patterns are relevant in India, and Bangalore Municipality follows the Unit Area Value (UAV) system.

    Here, the tax amount is determined by the approximate return from a concerned property, which further depends on the property location and the purpose for which it is used. 

    The formula used to compute the  BBMP tax payment amount is mentioned below. Take the help of a BBMP tax calculator to expedite the process. 

    Property Tax (K)= (G-I)*20% + Applicable Cess (Property’s 24%). 

    Here, G=Gross Unit Area Value= (A+B+C)

    I= G*D/100

    A= let out area of property*property’s per square ft. rate* 10 months. 

    B= Self-occupied area of property*property’s per square ft. rate* 10 months.

    C= Parking area of property*property’s per square ft. rate* 10 months

     

    To simplify this process, follow the steps below. 

    • Know the necessary details of the property like type, depreciation, value per unit, etc. 
    • Multiply values of unit area and built-up area and then multiply it by 10. 
    • Subtract depreciation from this value to derive annual property value. 
    • Find 20% of the annual value to estimate yearly tax.
    • To get Cess, calculate 24% of annual property tax.
    • Add Cess and property tax to arrive at total BBMP tax payable.

    Where can you pay BBMP Property Tax?

    The property taxpayers can make Bangalore property tax payment both online and offline.

    Visit the following places to pay BBMP property tax after filling up the application form. 

    • Office of assistant revenue officer 
    • Bangalore 1 center. 

    Pay there with a demand draft or a payment card. Alternatively, the following banks are authorised to collect BBMP property tax. 

    • Axis Bank
    • ICICI Bank
    • Canara Bank
    • HDFC Bank 

    If you have a property tax Challan, make the payment to any of the following banks. 

    • SBI
    • Maharashtra Bank
    • Corporation Bank
    • Indian Overseas Bank

    To make the BBMP house tax payment, residents of Bangalore also need to be aware of its deadline. 

    Remember the due date to Pay BBMP Property Tax

    BBMP property tax’s last date is 31st March 2021. This local government extends a rebate of 5% on the property tax payable if paid before the due date. 

    The provision to make BBMP tax payments is also available in two installments. However, the rebate is not available in this case. On delayed payment, a penal interest of 2% is levied on the due amount. 

     For more convenience and timely payment, choose the online payment option.

    How to Pay BBMP Property Tax Online?

    It takes only a few minutes to make BBMP online tax payment. Here are the steps. 

    • Step 1: Visit the BBMP website and navigate to “SAS Property Tax Payment”. 
    • Step 2: Choose an Application number type like PID or 2008-2015 Block Renewal Number. 
    • Step 3: Enter the 10-digit application number and the first 3 characters of the property owner name and click on “Retrieve”. 
    • Step 4: The details of the property owner will appear on the screen and if the information is correct, click on “Proceed”, and it will redirect to Form IV. For any changes, it will be redirected to Form V. 
    • Step 5: Check the pre-entered information for any errors. Pay BBMP property tax online or generate a Challan to pay offline.  
    • Step 6: For online BBMP tax payment, a payment gateway will open. 
    • Step 7: Enter the card details to complete the transaction. 
    • Step 8: After the payment is done, save or download the e-receipt the payment made. 

    Note that it takes up to 24 hours to get the tax payment receipt on the website. 

    Where to find BBMP Tax Payment Details?

    Go to the BBMP website to check tax payment details online.

    • Navigate to the property tax calculator.
    • Enter the group of the property assessment year. 
    • Select a category, sub-category, sub-group, old and new zone, built-up area and vehicle parking area details and other property details and click on “submit”. 

    The applicable tax will appear instantly. However, to access the BBMP website or any online services, an application number is a must.

    How to Get BBMP Tax Application Number?

    • First, go to the official website of BBMP.
    • Open the tab, “GIS-based new PID”.
    • Click on “Know your PID”.
    • Enter the older application number and click on “search”. 
    • Check your name and other details on the next page. 
    • Save or download this information for future reference. 
    • The corrections or changes can also be made by visiting the BBMP ward branch. 
    • Note down the application number and use it as and when required. 

    Process to Download BBMP Property Tax Receipt/Challan

    After making the BBMP tax payment, it is essential to download or save the e-receipt. Enter the official portal and follow the instructions. 

    • Go to the “Download” section and choose the receipt print option.

    • Select assessment year and enter a 10-digit application number and click on “submit”. 

    The BBMP property tax receipt will be downloaded in PDF format. 

    How to Pay BBMP Property Tax for the First Time?

    The first time BBMP tax payment follow the same online/offline process mentioned above. Also, read all the instructions available on the website before proceeding with the payment process. 

    Since the tax payable is determined by the zone where the property is situated, check the respective zone for greater convenience.
