Property tax is an annual charge that the North Delhi Municipal Corporation levies on individuals owning properties within the North zone of Delhi as per Section 66 of NDMC Act.
The North Delhi Municipal Corporation uses ‘Unit-Area System’ to compute house tax amounts.
In this method, the calculation occurs depending on the per-unit price of the built-up area of a property.
Here, the price is derived from the expected return on property. Follow the formula mentioned below to calculate North Delhi Municipal Corporation property tax.
NDMC Property Tax= Annual Rental Value x Rate of Tax
Here,
Annual Value = Unit area value per sq. metre x Unit area of property x age factor x use factor x structure factor x occupancy factor.
Here, unit area value per square metre is a property’s value per square metre of its built-up area; unit area refers to the built-up area of a property. Further, the occupancy factor explains whether a property is self-occupied or rented out, age factor helps to decide the age of a property or determine construction age.
In addition, structure factor refers to whether a building has RCC construction or low-value construction, and finally use factor denotes whether a building is used for residential or commercial purposes.

The North Delhi Municipal Corporation has streamlined the house tax payment procedures within the zone of North Delhi. Now property owners can make the payment of NDMC property tax both online and offline. Follow the steps to complete the transaction in a hassle-free way.
Step 1 – Visit the official website of North Delhi Municipal Corporation.
Step 2 – Click on ‘Online Services’ available on the right-most side.
Step 3 – Navigate to ‘Property Tax’ tab. Click ‘Citizen login’ from the available options.
Step 4 – Provide ‘Registered Mobile No.’ and click on ‘Generate OTP’.
Step 5 – Enter OTP in the relevant box and click on ‘Login’.
Step 6 – The following page will show the option to make NDMC house tax payment. Follow instructions and complete transactions.
Step-7 – After a successful transaction, a receipt of NDMC property tax will be generated.
Note: Property owners must complete the registration process before making an online house tax payment.
