EDMC property tax calculation follows the ‘Unit Area System’.
Unit Area System refers to a system where the calculation occurs on the basis of expected returns of the property, which depends on location, usage etc.
Here is the formula for calculating EDMC property tax (Unit Area System),
Property Tax= Annual Value Earned x Rate of Tax
Here,
Annual Value Earned= Unit area of property x unit area value per square meter x occupancy factor x age factor x structure factor x use factor.
Rate of tax = Applicable tax rate by Municipal Corporation of Delhi. These tax rates are updated every year by the respective authority and are published on the website of Municipal Corporation of Delhi.

Real estate can make EDMC property tax payments in both online and offline mediums. Follow the procedures explained in detail -
Step 1 – Visit the official website of East Delhi Municipal Corporation.
Step 2 – Click on ‘Property Tax’.
Step 3 – Provide details such as property reference ID/ name of property owner and colony under which the property falls under.
Step 4 – Click on ‘Submit’.
Step 5 – In case one does not own property, then an individual can choose the tab saying “click here to file your return” (This is only applicable if payment was not paid before).
Step 6 - Fill in all the necessary details regarding property and then submit.
Step 7 – Due property tax amount will appear on the screen. One can complete transactions by using net banking, credit card or debit card.
Step 8 – After a successful payment, a receipt of EDMC property tax payment will be generated. Save it for future reference.

Step 2 – Learn about the due tax amount and make payment via cash, demand draft, credit or debit card, cheque etc.
Step 3 – Post-payment of EDMC property tax, individuals will receive a receipt. Keep it for future use.
East Delhi Municipal Corporation has specific deadlines for paying house tax.
One must pay property tax before the first quarter of 30th June. For making payment one can receive a rebate of 15% of the total tax. Alternatively, if one fails to pay it on time, they are liable to pay an interest of 1% for every month delayed.
