RERA Bihar: Rules, Registration Process and Documents

The steps for project registration for RERA in Bihar include – 

Step 1: Visit the official website of RERA in Bihar.

Step 2: Click on “Project Registration” from the home page.

Step 3: After that, follow the redirection, and select "Promoter".

Step 4: After that, fill in all the details, including mobile number, Email ID, pan card details etc., and click on "Register".

Step 5: After registration, login again using the username and password.

Step 6: After logging in, fill in the details of your new property and register your project with RERA in Bihar.

A few of the documents required for project registrations in Bihar are -

• PAN card
• Proof of legality of a property
• Income tax returns for last 3 years
• Project details such as layout plan, sanctioned design, etc.

1. For Promoters

Step 3: Then, you will be redirected to a new page and from there, select "Promoter"

Step 4: Provide all relevant and mandatory information, such as Email ID, PAN number, mobile number, etc.

Step 5: Finally, click on “Register” to complete the process.

2. For Real Estate Agents

For real estate agents, the steps for the same are –

Step 1: Visit RERA in Bihar’s official website.

Step 2: From the "Project Registration" tab, select "Real Estate Agent".

Step 3: Enter relevant details such as PAN number, mobile number and email ID.

Step 4: Lastly, click on “Register” to complete the process.

The steps to search registered projects under RERA in Bihar are –

Step 1: Visit the official website of the RERA Act in Bihar.

Step 2: Click on “Project” from the above dashboard and click on “Search Project”.

Step 3: A new page will open, and there you can search using "project name", "builder", or "address of promoter".

A few of the steps to search for registered agents in RERA are:

Step 1: Visit the official portal Bihar RERA.

Step 2: From the available dashboard, click on dashboard, and a new webpage will appear.

Step 3: After that, you can search for an agent by entering "Agent name", "Location", "Registration Number", or "Agent ID".

At the Bihar RERA portal, homebuyers can also register a complaint. To register a complaint to the authority, you have to submit Form M. Furthermore, you need to submit Form N to complain to the adjudicating office. Nevertheless, the steps for filing content include –

Step 1: Visit the official website of Bihar RERA.

Step 2: Click on “Complaint” from the dashboard and click on “Compliant/Execution Register.”

Step 3: Finally, fill in the required information and proceed to raise a complaint.

Step 4: After filing the Form and attaching the required documents, you have to pay Rs. 1000 and finally click on "Register" to complete the process.

Step 2: Then click on "Project Status", and a new webpage will appear.

Step 3: After that, you can see a table displaying "Status Type" and "Total Number of Records".

• Projects that are registered on the official website must reveal details related to the project to keep the website updated.
• A homebuyer only needs to pay for the flooring space, and a builder can't charge anything extra. For example, a builder can't charge for stairs, elevators, lobby and balcony.
• This ensures the timely completion of projects. This is because if the project is not completed within time, builders might be liable to pay a penalty of 2% above SBI's monthly cost of lending to the client.
• A builder will be held responsible if there is any default in the building for the last 5 years.
• Lastly, every difficulty and disagreement must be resolved within 120 days.
