The Bangalore Development Authority aims at resolving housing and accommodation issues in Bangalore with their new housing scheme. This scheme was introduced in 2016, in line with the real estate trend. Its objective is to allocate over 3280 flats at affordable rates in various parts of the city. Currently, there are about 544 villages under the jurisdiction of BDA. Authorities have approved layout plans in all of these villages for the Bangalore housing scheme. District Commissioners of these villages need to prepare a layout before obtaining a layout plan approval from the BDA.

Furthermore, areas covered under this scheme include about 6000 units across Bangalore, including places such as Valagerahalli, Thippasandra, Gunjur, Halagevaderahalli, Nandini Layout, and Malagala, among others.

The guidelines of this scheme are based on the BDA Allotment of Sites Rules 1984. It has detailed information regarding various criteria to be considered for declaring stray sites and reusing them for allotment based on BDA approval. Apartments under this housing scheme in Bangalore are of general category, ranging from 1-3 BHK.

According to the Bangalore Development Authority, only citizens meeting specific parameters can successfully apply for this housing scheme.

1. Income

The overall family income of an applicant should not exceed ₹3 lakh per annum, according to the Economically Weaker Section (EWS) category. Moreover, there are reservations available for various categories.

2. Age

The individuals applying for this housing scheme should be at least 18 years of age. However, in exceptional cases, this can be reduced to 15 years for select applications.

3. Citizenship

The applicants of this scheme should be official residents of Karnataka. In addition, it will be applicable only for people who meet all the criteria and have families or relatives who have not received any residential plots from other developmental authorities.

The process of application for a house under the Bangalore development authority scheme might be a complex one. An applicant receives flats on a first-come-first-serve basis. For this, they can apply online with the following steps.

Step 1

Go to BDA’s website or Housing Project Website. Click on the "Register" option. Fill the requirements and submit for registering yourself.

Step 2

Next, click on “Find Property”. It will open a list of the available flats and their locations.

Step 3

Once you find a suitable property, click on "Enquiry" next to it. It will open the property details. Then, you can click on "Download unit plan" and "Select Block" based on your requirements.

Step 4

If you like the property, click on “Proceed to Book”. Available blocks will appear in green colour. Once you select an available block and click on "Book flat now", you will be redirected to your details. Cross-check them and add new information as required.

Step 5

After adding all the documents, click on “Submit now”. You will then be redirected to the payments page, where you will have to choose a payment option for a registration fee.

Step 6

Once you book your slot, it will await confirmation. Once your name appears on the provisional list, you will have to pay an initial deposit fee.

After this, the block will turn yellow, and authorities will reserve the flat for you to claim until further proceedings.

For the application process under the BDA Housing Scheme in Bangalore, the documents required mainly include the official identification details of an applicant. The Aadhaar number will be mandatory to enter here. Further, the applicant will be asked to upload any one of their identity documents, including-

• Aadhaar card 
• PAN card 
• Caste Certificate or Domicile Certificate.
