Since 1957, the Delhi Development Authority (DDA) has dedicated itself to the development of Delhi and fulfilling the needs of its residents. DDA looks after the matter of planning, development, construction of housing projects, commercial lands, land disposal, land costing, etc.

Delhi offers residence to more than 11 million people, and the number is still rising. To provide self-owned housing or flats to its residents, this authority has come up with the DDA housing scheme.

What Is Delhi Development Authority (DDA) Housing Scheme 2022?

As the name suggests, DDA Housing Scheme is a special scheme launched by the Delhi Development Authority that aims to provide flats at low prices to all the economic sections of the society. 

This special scheme intends to offer 18,355 flats that allottees of the previous housing scheme have returned. Under this scheme, people with a high-income bracket can purchase flats at cheaper rates.

Here, individuals belonging to the high-income group (HIG) will get 205 flats, and the middle-income group (MIG) will get 976 flats. Further, the lower-income group (LIG) will get 11,452 flats., In addition, 5,702 flats are reserved for the EWS/Janata flats category.

These flats are available in diverse locations such as Rohini, Dwarka, Jasola, Paschim Vihar, Vasant Kunj and Narela.

The price list for DDA Housing Scheme 2022 includes flats worth a minimum of ₹ 10 lakh to a maximum of ₹ 2.14 crore.

How Does DDA Allot Houses?

DDA offers the flats based on a draw. The DDA Housing Scheme 2022 draw for the special housing schemes introduced in 2021 is on 18th April 2022.

Flat allotments under DDA Housing Schemes occur on the basis of a computerised draw that follows the Random Number Indicated Technique. The DDA allotment procedure has the following three stages.

Randomisation of Applicants and Flats

Here, random numbers are set for each flat and applicant, which are then printed. These numbers are now called Cross Reference of Flats and Cross Reference of Applicants, respectively. Judges at first shuffle these numbers, check and provide their initials as proof of the process. 

Picking Lucky Number

In this stage, boxes with ‘0’ to ‘9’ numbered coins are used and placed before judges, which they pick up. Each box has a digit. Here, the number of boxes primarily depends on the applicants and the flat number. The starting number of flats and applicants are referred to as Lucky Number of Flats and Lucky Number of Applicants, respectively. Lucky numbers are those numbers that judges form by picking up flats and applicants from boxes.

Mapping of Applicants and Flat

Judges list these lucky numbers on paper and sign them. These are stored in a computer that maps applicants and flats to complete the allotment process.

Note: The allotment of the ground floor occurs at first as physically handicapped persons get it at the beginning.

What Are the Eligibility Parameters for the DDA Housing Scheme?

Following is a list of eligibility parameters that individuals have to fulfil in order to purchase flats of the New DDA Housing Scheme 2022.

  • The applicant must be a citizen of India.
  • Their age should be 18 years at the time of submitting an application.
  • Applicants must not own accommodation units such as residential flats in full or in part on a freehold and leasehold basis with an area exceeding 67 square meters in the urban areas of New Delhi, Delhi cantonment and Delhi. These dwelling units must not be in the applicant's name, spouse's name or dependent relation's name, including unmarried children.
  • Individuals can submit this application only once, either in their name or with a co-applicant.
  • Applicants making a joint application under SC or ST reserved category must belong from within the family.
  • Both wife and husband can separately apply for flats. In case both of them win the draw, flat allotment will occur only to one applicant. Here, one of them will get a refund of the application money. 
  • For people belonging to economically weaker sections, the joint or individual income of the applicant must not cross the threshold of ₹ 3 lakh per annum. In addition, their household income must not exceed ₹ 10 lakh per annum.
  • There are no specific criteria for income for other categories.
  • Applicants must possess a permanent account number.
  • Applicants making a joint application under categories like persons with disability, war widows, ex-servicemen or other reserved categories must fall within the respective reserved category. Further, this joint applicant must come from within the family.

How to Apply Online for DDA Housing Scheme?

Here is a step-by-step guide on the online application procedure for DDA Housing Scheme 2022.

  • Step 1 – Visit the e-Services platform of the Delhi Development Authority.
  • Step 2 – Click on DDA Housing Scheme 2021. Next, click on 'Registration'. A new webpage will open. Complete registration by providing your Aadhaar number, PAN and mobile number. 
  • Step 3 – Now, log in to the website by entering PAN details. You will receive an OTP in your registered number every time you log in. 
  • Step 4 – After that, an application form will appear on the screen. Alongside, individuals will also find options like 'DDA Schemes', 'AWAS Application', and 'My payment'. 'DDA Schemes' are for selecting a scheme and filling up this application form. 'AWAS Applications' are for viewing this application form and completing online payment. 'My Payment' shows payment details.
  • Step 5 – Enter your personal details, bank details, and joint application details (if any). Next, select the category and location preference in this application form. 
  • Step 6 – Upload a photograph and signature of the applicants or joint applicants (if any).
  • Step 7 – Skim through the declaration present at the bottom of the page and select the checkbox present there.
  • Step 8 – You can then submit this application form or save the draft for later.
  • Step 9 – Individuals who have submitted the application need to pay registration fees through net banking or NEFT/RTGS. Individuals can also find the payment link in the AWAS Application link. 
  • Step 10 – Complete the payment and take a printout of the E-challan. Applicants who have selected NEFT/RTGS option have to choose a bank for generating the challan. After that, they can submit it.
  • Step 11 – After a successful payment, take a printout of the acknowledgement slip. The slip is available in the 'My Payment' option.

  • Self-attested copy of bank account passbook/bank statement from which cost of the flat has been deposited.
  • Photograph and three duly attested signatures of self and spouse according to the proforma stated in Annexure F of the scheme brochure.

What Is the Time Taken and Process to Pay for DDA Flats?

Individuals have to pay within 90 days from the date of issuance of allotment or demand letter.   They can pay in the following ways:

  • Through net banking/NEFT/RTGS
  • Though a home loan by mortgaging the flat to financial authorised institutions of the Delhi Development Authority
  • Individuals with disabilities can pay either by cash or through instalments.

How to Check Your Payment Status for DDA Flats?

Individuals can check their payment status by following the steps mentioned below.

  • Step 1 – Go to the official website of DDA and click on 'Payment'.
  • Step 2 – Click on 'Check Payment Status'.
  • Step 3 – On the following webpage, select 'DDA Flats' as the payment type.  
  • Step 4 – Next, enter the challan number and click on 'Search'. The payment status will appear on the screen.

What Is Refund of Application Money Under this Scheme?

Under the DDA Housing Scheme, the following refunds are available.

Individuals can follow the steps mentioned below to apply for a 'Surrendered' flat.

  • Step 1 – Visit the official website of the Delhi Development Authority and click on 'Payment'.
  • Step 2 – Navigate to 'Generate Challan' and select 'Generate DDA Flats E-challan & Make Payment'.
  • Step 3 – Select scheme, zone, locality, file number, and payment code.
  • Step 4 – After completing payment through NEFT/RTGS, submit the challan copy to ddahousingscheme2021@gmail.com

Applicants have to pay the registration amount as per the original brochure.

What Are the Essential Documents After the DDA Flats Draw?

Successful applicants must submit the following documents after the DDA flats draw -

  • Self-attested copy of PAN card.
  • Proof of residence (self-attested copy of passport, telephone, electricity, or water bill, house tax receipt, ration card, driving license, government identity card, bank passbook or Aadhaar card).
  • Self-attested copy of bank passbook or statement of account of the last year. Alternatively, applicants can furnish a copy of the applicant's income tax return(s) filed for the assessment year
